The SDS design for North One, a development comprising 88 apartments above ground floor retail and commercial spaces, provides a contemporary and striking building that is sympathetic to the Federation architecture of Subiaco. To this end, face brick, rendered surfaces and metal louvres have been configured into modern forms that respond to the sweeping curve of the northern site boundary.
Expand ContentThis material combination partitions the building into two distinct elements. First, there is the orthogonal mass to the south, where a sequence of red brick columns connect the building to the ground. And to the north, the elevated cantilevering blocks, lined with white render, which connect the building to the sky.
The juxtaposition of these two elements, with their contrasting materials, form and architectural language creates a dynamic and visually arresting building. Compounding the building’s architectural presence, balconies to the north are arranged as recessed vertical slots, which denote the entrances to the commercial suites. At ground level the randomised brick on the continuous southern balconies forms a colonnade linking the landscaped public open spaces to the east and west of the site.
Configured around two courtyards, which assist in maximising natural cross-ventilation and solar access to the apartments, residential lobbies on each floor engage with these open spaces, benefitting from natural light and ventilation. The landscaping of the courtyards provides an attractive and quiet outlook for residents, as well as a private open space for the apartments.
A rooftop communal space is located on the eastern end of the building, with views over the adjacent public square to St Joseph’s Church. A gymnasium and residents’ lounge completes the amenity.
